
NAI KLNB represents corrugated box machinery company that employs 140
Sun Automation Group, a company that manufactures machinery to produce corrugated boxes, has announced the acquisition of a 180,000 square foot building on 12201 Long Green Pike in Glen Arm, MD for $5.7 million. Joe Nolan of NAI KLNB represented the buyer, who plans to consolidate two locations in Sparks and one in Edgewood into the new building that is contained on thirty-six acres of land. Ketch Secor of CBRE represented the seller, Schneider Property, LLC, in this transaction.
Approximately 140 workers will relocate to Glen Arm, upon completion of the retro-fitting program that will entail several millions of dollars, according to Sun Automation president Ron Diedeman. The building’s former owner will maintain a 35,000 square foot presence within the project to continue to operate Ulla Popken, a German-based company that manufactures dresses for plus-size women.
Sun Automation manufactures products for companies located internationally, and works with partners in China, England, Singapore and Australia. The company produces a full array of machinery equipment for the corrugated box industry including feeders and printers. Sun Automation is 100% employee-owned.
“This building, equipped with deep concrete flooring, high ceilings, loading docks and six overhead cranes is ideally suited for manufacturing operations,” explained Ron Diedeman, who added that the original tenant and owner, Northrup Grumman, utilized the project to construct airplane wings. “The location, which is approximately midway between our two locations in Sparks and Edgewood, is also important. The inconvenience on our loyal staff for this move will be minimal, which was an extremely strong consideration for us.”
“Our site tour, which extended over a period of several years, involved a number of possible landing points throughout the Baltimore County region, but Sun Automation stayed true to their resolve to keep their employee interests as a priority, so the building location was a strong driver,” said Joe Nolan, Principal of NAI KLNB. “Working through sale negotiations that enabled the seller to remain in the building was also a bonus and resulted in a win-win scenario. It was extremely important for Sun Automation to place all of its employees under one roof to improve communication and overall effectiveness.”
