New Lease Agreement to Relocate Metropolitan Washington Airports Authority Headquarters to Two Potomac Yard in 2017

9/13/16

CBRE, Inc. is pleased to announce that USAA Real Estate Company has signed a new lease with Metropolitan Washington Airports Authority (MWAA) to relocate its current headquarters to the Crystal City neighborhood of Arlington, Virginia at 2733 Crystal Drive. MWAA, who will take over the entire sixth and seventh floors, and part of the fifth, as soon as March of 2017, will occupy 74,248 sq. ft. of space. Two Potomac Yard is part of a two-building office complex totaling over 632,000 sq. ft. and is part of the US Government Building Fund (USGBF).

The Metropolitan Washington Airports Authority manages and operates Ronald Reagan Washington National Airport and Washington Dulles International Airport, the Dulles Toll Road and construction of the Silver Line Metrorail project. MWAA currently occupies space at Reagan National Airport, but will be vacating to allow for construction of a passenger concourse that will replace present-day outdoor aircraft gates.

To relocate, MWAA looked at options within proximity of the airport and selected Two Potomac Yard, which is less than a mile away from Reagan National, and has multiple options of transportation to get to the airport, including a walking path and a bridge that connects from Crystal City. For those who commute, this property offers easy access to the Metro, Virginia Rail Express, Amtrak, the George Washington Parkway and Jefferson Davis Highway.

The Class A office building delivers an updated space unlike much older buildings in the surrounding area. From the glass façade to the flexible design, Two Potomac Yard offers an innovative, open-space design in a prominent Crystal City location. The 10-year-old building comes with an onsite convenience store, a delicatessen, fitness center for tenants only and 416 parking spaces. The open floor space is a key benefit to MWAA, along with the floor to ceiling glass windows that provide clear views of the airport.

“This move was a great collaborative effort between USAA, CBRE and Savills-Studley, who represented MWAA,” said Malcolm Schweiker, Senior Vice President, CBRE. “With the forced relocation of the tenant, we were able to quickly work together to find the best piece of property in the ideal location that was necessary to the operation of the Metropolitan Washington Airports Authority.”

CBRE’s Erik McLaughlin, Malcolm Schweiker and Greg Carpentier represented USAA Real Estate Company, the owner, in the lease.
