A California firm is seeking a rezoning that could bring two multi-story and mixed-use projects, including 675 new bedrooms, to North Main Street.
LandPro Development Group LLC has filed rezoning requests for 5.3 acres of parcels at 1310 N. Main St. and 2.2 acres at 1230 N. Main St., the town has announced. The properties, currently and respectively, belong to the owners of Rocket Music and the Virginia Tech Foundation.
LandPro’s requests seek to rezone the parcels from general commercial to planned residential. Current zoning allows up to 48 bedrooms per acre, but the request calls for an average of 89 bedrooms per acre at both sites.
The development would also provide surface and structured parking.
In addition to the current zoning, the town comprehensive plan’s future land use designation for the parcels LandPro is targeting is “high impact commercial.”
