Savills Represents IntelliGenesis in Headquarters Relocation

Savills has completed a 10-year,10,831-square-foot lease to relocate woman and veteran-owned cyber government contracting company IntelliGenesis  to a new headquarters at 6950 Columbia Gateway Drive, located at the Columbia Gateway business park.

Savills Senior Managing Director George Santos, Corporate Managing Director Ryan Miller and Assistant Director Mike Barbalace advised the client in the long-term solution at the recently redeveloped office building.

“It was crucial for IntelliGenesisto have a vibrant and open floor plan that would foster their culture of collaboration and ingenuity,” Barbalace said. “We were able to take advantage of the increasingly tenant-friendly market that enabled IntelliGenesis to obtain prominent exterior building signage off Columbia Gateway Drive that will further promote the company’s strong brand in the community.”

Due to its continued growth over the last decade, IntelliGenesis had expanded its work space multiple times with its current office split between two different floors. The company was looking to identify a new building within Columbia Gateway and design a new space that was not only conducive for its employees but also captured the company’s brand. The Savills team was assigned to find a workplace at a lower or equal annual cost, while securing the prominent building signage they have been accustomed to at 7164 Columbia Gateway Drive.

As a part of the agreement, IntelliGenesis will remain in the Howard County sub market, in close proximity to the National Security Agency and other government agency partners. The Savills team was able to negotiate a generous concessions package, including exterior company signage which was nonnegotiable, significant rental abatement and a turnkey build out of the newly designed, high-end office space. The new lease consolidates IntelliGenesis’ current workspace from two floors to a brand new, single-level build out in the redeveloped 106,204-square-foot class-A building.

Conveniently located between Baltimore and Washington, D.C., 6950 Columbia Drive provides quick access to Interstate95 and an array of surrounding amenities. The building includes a 2,400-square-foot indoor and outdoor social hub featuring a lounge, garden and gaming area as well as a state-of-the-art fitness center. The building also features a large conference center and break areas that the government contracting company will use for convening and staff meetings. The company plans to move in at the end of 2020.

For the past 12 years, IntelliGenesis has supported Department of Defense and Intelligence Community customers by providing next-generation cyber services and analytics, machine learning and data science, all-source analysis, and mission application development.
