Pale Horse Coffee Announces New Location in Summit Pointe, Chesapeake

4/21/21

Summit Pointe Realty, LLC is pleased to announce that Pale Horse Coffee will open its second location at Summit Pointe this fall. Pale Horse Coffee has leased 1,500 square feet at 531 Belaire Avenue in Chesapeake’s new metropolitan center.

Pale Horse Coffee is owned by three veterans, Don Wingard (Navy - 30 years), Mike Vecchione (Coast Guard - 20 years) and Gray Livingston (Air Force - 21 years). They opened Pale Horse Coffee in 2019 at 1296 South Battlefield Blvd. in Chesapeake, and the business has exceeded expectations ever since.

Pale Horse Coffee carries a multitude of single-origin coffees in addition to a full line of flavored coffees. The beans, sourced from all over the world, are roasted locally. It currently has 16 varieties from Sumatra to Bolivia that they roast from light and fruity to very dark.

Pale Horse Coffee is one of the only air roasters in Virginia. Only one percent of roasters use this clean and efficient process. Air-roasted coffee is unique because the method is faster, cleaner and easier to duplicate batch after batch. Coffee connoisseurs, who prefer air-roasted coffee, claim the taste is smoother and less bitter than traditional drum-roasted coffee.

“We had been open for four months when we were invited to the State of the City for Chesapeake in 2020,” said Wingard. “We were highlighted as a new business to Chesapeake and were introduced to Summit Pointe at that time. As 2020 came to an end, we determined the time was right to expand. Every aspect of the business is growing. Currently the breakdown is 60% retail and 40% online and wholesale. Summit Pointe offers an exciting atmosphere with a built-in audience of residents and office workers.”

The owners are meeting with space planners to determine the store design and layout. Wingard says the look will be a little rustic with a modern patriotic twist. Additionally, they are determining how to incorporate a small roaster to add to the atmosphere. In addition to coffee, a limited menu will be offered for an easy grab-and-go meal.

Chris Read, senior vice president, and Jeff Parker, senior vice president, with Colliers negotiated the lease on behalf of Summit Pointe Realty, LLC. Jon Elliot with NAI Dominion represented Pale Horse Coffee.

Summit Pointe is Coastal Virginia’s newest $330 million metropolitan center and lifestyle community, located on 69 acres in Virginia’s second most populous city. When complete, Summit Pointe will include more than one million square feet of office space, up to 500,000 square feet of retail space, approximately 250,000 square feet of hospitality and conference space, and 1,400-plus residences. Completion and occupancy of Helix, the first apartment building with 133 residences, was achieved in summer 2020. 555 Belaire, a six-story, 150,000-square-foot office building, was completed in early 2021. Construction was started on Mosaic, a $68 million multi-use development, in March 2021 to include 507,495 square feet of apartments, restaurants, shops and a public parking garage.
