JLL Selected to Lease Watergate Office Building at 600 New Hampshire Avenue

Iconic Watergate property to undergo extensive renovations

JLL (NYSE: JLL) announced today that it has been retained by Bradley Holdings to lease 600 New Hampshire Avenue, one of Washington, DC’s most prestigious office buildings located in the internationally renowned Watergate Complex.Approximately 70,000 square feet of top floor view space will be available for lease.

Bradley Holdings plans extensive renovations, which include a redesigned lobby, common area enhancements, a modern fitness facility, entertainment spaces, secure bicycle storage and an expansion to and upgraded menu for Campono, the building’s café run by award winning chef, Tracy O’Grady.

“The expansive lobby renovations and addition of first-class amenities will only enhance the building’s position as one of the premier properties in the District,” said Seth Benhard, Senior Vice President at JLL, who is co-leading the project’s leasing team with Bowser.

600 New Hampshire Avenue was built in 1972 as part of the 10-acre Watergate complex. Designed by famed Italian architect Luigi Moretti, the project was the first mixed-use development in the District. The adjacent Watergate hotel is poised to reopen having just completed a $125 million renovation. It will feature the anticipated Kingbird restaurant.

Located adjacent to the John F. Kennedy Center for the Performing Arts and a short walk from both Georgetown’s shops and restaurants and Metro’s Foggy Bottom station (serviced by orange and blue lines), 600 New Hampshire Avenue includes approximately 300,000 square feet across 12 stories. It offers expansive views of the Potomac River and the skylines of Georgetown, Rosslyn and downtown Washington, DC from office suites, private balconies and a rooftop terrace. The building also enjoys ease of access to the entire region via Interstate 66, Route 50, the George Washington Parkway, the Whitehurst Freeway and Rock Creek Parkway.
