A major mixed-use rezoning proposal in central Vienna failed June 6 to obtain the necessary supermajority of Vienna Town Council members.
Five of the seven Council members supported the project, but because at least 20 percent of the 11 adjacent property owners had filed petitions opposing the rezoning, the project did not achieve the minimum of six votes, as required by town code.
Developer Doug D’Alexander had proposed to build 49 townhouse-style condominiums atop 28,000 square feet of retail space and a 105-space underground parking garage at Maple Avenue and Pleasant Street, N.W.
The project would have reached a maximum height of 50 feet, slightly under the 54-foot limit in the town’s Maple Avenue Commercial (MAC) zone, and tapered down to 35 feet close to neighboring residences.
