Leading National Real Estate Investment Firm Launches Comprehensive Renovation Plans for Trophy Office Complex

Jamestown L.P. is excited to announce Ballston Exchange, a complete renovation of Ballston’s Stafford Place I & II. - a pair of trophy buildings in the heart of Arlington’s Rossyln-Ballston Metro corridor. Located at 4201 Wilson Boulevard and 4121 Wilson Boulevard, the Class A office buildings offer a combined 776,000 square feet of retail and office space. The buildings are joined together by a shared pedestrian paseo and a pedestrian skyway bridge connects directly to the Ballston Quarter Mall and the Ballston Metro Station. Renovations for Ballston Exchange are scheduled to begin in late 2017 with delivery slated for late 2018.

Jamestown has extensive interior architectural renovation plans and exterior streetscape improvements in the works, featuring a remodel of the dramatic 12- story atrium at 4201 Wilson Boulevard and complete repositioning and activation of the ground floor retail experience. The retail will feature an engaging, two-story fac?ade that will activate the street across from the Ballston Quarter Mall. In addition, plans for both Ballston Exchange buildings include LEED certification overall improvements to bring the buildings into the 21st century.

Ballston Exchange will offer premium amenities and exclusive workplace services, including a full-service conference facility and fitness center with locker rooms. Jamestown’s facelift on Ballston Exchange will occur at the heart of Ballston’s wide- ranging transformation that includes new office, residential, and retail as well as the $350 million redevelopment of Ballston Common Mall into Ballston Quarter that is already underway. Connected directly to Ballston Exchange, the new mall will anchor the revitalization of Ballston. Combined with the modern amenities and retail at Ballston Exchange, the mall will serve as an attractive amenity base to office tenants and community residents alike.

“Jamestown has a track record of cultivating award-winning, innovation-driven communities around the country. We are excited to bring this vision to Ballston Exchange, which will help drive the revitalization of Arlington’s Ballston Metro corridor,” said Michael Phillips, president of Jamestown.

Ballston Exchange will complement Jamestown’s greater Washington-area portfolio, which includes America’s Square, Georgetown Park, One Metro Center, 700 Penn and its Georgetown Renaissance retail collection. Jamestown’s keen ability to reposition real estate spaces is exemplified by its collection nationally recognized mixed use properties across the country including landmark buildings such as Chelsea Market and Industry City in New York City, Ponce City Market in Atlanta and Ghirardelli Square in San Francisco.

The Ballston area continues to emerge as an innovative community for professionals and is a lively neighborhood center for residents. Ballston is home to a range of private and public organizations including Accenture, ESI International, Raytheon, The United States Coast Guard and The Nature Conservancy. With more than 80 restaurants, Quincy Park, the Arlington Arts Center and Kettler Capitals Iceplex in walking distance, tenants of Ballston Exchange will have easy access to the best of Ballston’s dining and recreation options. Ballston is accessible by Metro on the Orange and Silver lines, and is a short trip from the Washington National Airport, making it a desirable hub for commuters and visitors alike. Designated as the most walkable neighborhood in Arlington, Ballston offers professional tenants and residents a quality lifestyle and work environment.
