Development Commences on Washington D.C.’s first Mixed-Use Tower

The Shooshan Company and Brandywine Realty Trust begin vertical construction of 4040 Wilson, a vibrant addition to the evolving Ballston Neighborhood

The Shooshan Company, LLC and Brandywine Realty Trust (NYSE: BDN) announced today that vertical construction has since commenced at 4040 Wilson, Washington D.C.’s first mixed-use tower, and the final phase of The Shooshan Company’s 2.25 million-square-foot Liberty Center development.

4040 Wilson, Ballston’s soon-to-be-tallest building, will offer the most unique opportunity in the market. The 22-story, trophy-caliber building will feature 188,000 square feet of quality Class A office space, 250 luxury residential units and over 37,000 square feet of retail space under one roof.

This innovative, LEED Gold and Energy Star Certified project recently secured a $150MM construction loan with BNY Mellon and SunTrust Banks, and signed a Guaranteed Maximum Price (GMP) contract with Clark Construction. Additionally, 4040 Wilson has attracted industry leaders AvalonBay Communities, Inc. as the anchor tenant of the commercial office component of the mixed-use building, occupying approximately 73,000 square feet and VIDA fitness as the anchor tenant of the retail portion, occupying approximately 30,000 square feet.

Pre-leasing for the remaining commercial office space is currently underway, with interior construction slated to commence in the fall of 2019. The building is expected to deliver in full in January 2020.
