The project was recognized by NAIOP Maryland as the “Best LEED Warehouse,”with Port 95 Industrial Park winning “Best Warehouse Redevelopment.”.

Features integrated into the building to achieve LEED Gold status include high-energy HVAC units, energy-efficient motion sensor light fixtures, double pane insulated glass, white TPO roofing membranes and dual-flush toilets. In addition, low VOC paint and adhesives were utilized in the construction, and storm water runoff will be managed utilizing a state-of-the-art system that minimizes the effect on local waterways. After acquiring the former Sun Products manufacturing facility in 2015, Chesapeake Real Estate Group immediately initiated a redevelopment program that involved demolition activities of five separate buildings comprising more than 600,000 square feet of space, coupled with the development of two new buildings totaling up to 550,000 square feet of new warehouse and distribution product. The program also involved the retrofit of an existing 500,000 square foot distribution building that caters to tenants and buyers interested in the site’s proximity to the Port of Baltimore and Interstate 95.

Phase I repositioned an existing 500,000 square foot building with state-of-the art features such as new lighting, heating and loading systems and a new roof. Phase II was highlighted by the construction of a new Class “A” single-story cross-dock industrial and warehouse building featuring approximately 413,000 square feet of space. Phase III involved the construction of a second Class “A” industrial and warehouse building containing approximately 140,000 square feet of space..
